Flagstaff Winters Make Roofing Fail Faster

Flagstaff gets several feet of snow a year. Most roof damage here does not come from one storm. It comes from snow melting and refreezing, over and over, from November through April.

  • Snow Load and Ice Damming Snow piles up and sits on the roof. The weight strains the structure underneath. Heat from the attic melts the bottom layer of snow. That water runs down to the cold edge of the roof and refreezes into a ridge of ice. More meltwater pools behind the ridge and backs up under the shingles. This is what causes the icicles on the gutters and the ceiling stains near outside walls.
  • Freeze-Thaw and Roof Pitch Water gets into a small crack and freezes overnight. The ice expands and widens the crack. This repeats most nights all winter. A small flaw turns into a leak.
