Chandler grew in stages and the roofs record it. The downtown core predates most of the metro's tile boom. The 1980s and 1990s tracts north of the 202 are in steady mid-life replacement territory. South Chandler is newer tile, out of warranty, where flashing and valley detail surface first.

Signs Your Chandler Roof Needs Attention

Downtown and the Older Core

On Chandler's oldest housing the covering itself is usually the story. Shingle fields go brittle and shed granules, and aged tile starts breaking under foot traffic rather than under weather.

The 1980s and 1990s Tracts

South Chandler and Newer Tile
