Walk enough Phoenix roofs and a pattern shows up fast. The leak is almost never in the middle of a shingle field or a tile slope. It is at a seam, a transition, or a hole that something else was put through. A shingle or tile roof is built to move water down a continuous slope. Where that slope is unbroken, it rarely leaks in the middle. The trouble starts everywhere the plane is interrupted: a wall, a skylight curb, a pipe, a valley where two slopes collide. Each interruption needs flashing, and flashing is a detail that depends on how well it was installed and how much sun it has taken since.
Building code treats these details as non-negotiable for a reason. Section R903.2 of the International Residential Code requires flashing at wall and roof intersections and at every roof penetration, per the International Code Council. When a roof was built right and maintained, the field can outlast the flashing by years. 1. Skylights and Sun Tunnels
A leaking skylight is almost never the glass. It is the curb the skylight sits on and the flashing that ties that curb into the roof. Years of UV bake the perimeter seal, and daily thermal cycling works the flashing loose at the corners, which is where water finds its way in. On a tube-style sun tunnel, the flashing collar around the dome does the same thing on a smaller scale. The tell is a stain running down the skylight shaft or the drywall return, often only after a wind-driven rain. The durable fix is to re-flash the curb with proper head, step, and apron flashing. Running a fresh bead of caulk around the glass hides the symptom for a season and lets the real leak keep working.
2. Step and Sidewall Flashing (Roof-to-Wall)
Wherever a roof slope runs into a wall, a dormer, or a second-story wall, water sheds down that wall and has to be turned back out onto the roof. That job belongs to step flashing, small bent pieces woven into each course of shingle or tile, plus counter-flashing tucked into or over the wall. The common failure is a shortcut: one long strip of flashing or a continuous smear of caulk instead of real woven step flashing. Monsoon wind drives rain straight at the wall, so a weak roof-to-wall joint leaks when a plain rain would not. The interior sign is a stain where a wall meets the ceiling. Done right, this detail uses layered step and counter-flashing, not sealant doing structural work.
3. Chimney Flashing and Crickets
A chimney interrupts the roof on all four sides, so it needs flashing on all four, plus a cricket, the small ridged saddle on the up-slope side that splits water around the chimney instead of letting it pond behind it. Counter-flashing sets into a cut reglet in the masonry or chase. Over time the sealant at that reglet dries out and the metal pulls away, and a wide chimney with no cricket collects debris and water on its high side. A stain near the chimney chase, especially after a storm, points straight here. The fix restores reglet-set counter-flashing and adds a cricket if the chimney is wide enough to need one.
4. Plumbing Vent Boots and Pipe Collars
The rubber or neoprene collar around a plumbing vent pipe is the shortest-lived part of a Phoenix roof, a piece of rubber sitting in the sun. Arizona UV cracks that collar in roughly 10 to 15 years, well short of the 20 to 30 year roof around it, a pattern the International Association of Certified Home Inspectors flags on inspections. Once it splits, water runs down the pipe and into the ceiling below, usually near a bathroom or kitchen. The cheap patch is a ring of caulk. The real fix is a new boot, often a lead or metal collar or a two-piece retrofit that outlasts the bare rubber. 5. Roof Valleys
A valley is where two slopes meet, and it carries the runoff of both. That makes it the busiest water channel on the roof and one of the least forgiving. In the monsoon, palo verde litter and blown dust collect in the valley and build a small dam, and the backed-up water runs sideways under the tile or shingle instead of down the metal. 6. Evaporative (Swamp) Coolers and HVAC Curbs
This is the Arizona one. An evaporative cooler sits on a curb or stand, flashed into the roof, and it runs water all summer by design. A cracked pan, a clogged line, or a poorly flashed curb turns that unit into a slow leak, and a rooftop HVAC package unit on its own curb can do the same. The most-missed leak on a Valley roof is the swamp cooler you walk right past on the ground. Homeowners rarely connect a ceiling stain to the cooler running above it, so this one hides for a while. The fix re-flashes the curb and services or replaces the pan, not just the ceiling drywall underneath.
7. Pipe, Conduit, Solar Mounts, and Exposed Fasteners
Every extra thing bolted to a roof is another hole through it. Conduit, satellite mounts, and especially solar standoffs get drilled into the deck, and each one needs to be flashed, not just sealed. It comes in high at a flashing or a penetration, travels along the underside of the deck and the framing, and drops off wherever gravity lets go. The entry point is usually up-slope of the stain, sometimes several feet away, which is why chasing the drip patches the wrong spot.
How to Tell Where Your Roof Is Leaking

Trace It From the Attic First
On a dry day, get into the attic with a flashlight and look up-slope of the interior stain.
