Commercial Flat Roof Repair in Phoenix
Phoenix Roofing & Repair has completed hundreds of commercial roofing projects across the Valley — from large apartments, multi-family HOAs to schools, churches, and retail centers. We use in-house crews only, assign a dedicated superintendent to every job, and communicate daily until the work is done. No runaround, no surprises.
Flat Roof Systems We Repair
Whatever system is on your commercial building, our crews have worked on it. Here's what we see and fix on each one.
TPO & PVC Single-Ply
Failed heat-welded seams, membrane shrinkage, and flashing separation at penetrations. We re-weld seams, patch punctured membrane, and replace deteriorated flashing around HVAC curbs and drains.
Spray Polyurethane Foam (SPF)
Coating failure, bird and foot traffic punctures, and UV-exposed foam. We patch damaged areas, recoat worn surfaces, and seal penetrations before moisture reaches the foam substrate.
Modified Bitumen
Cracked cap sheets, split seams at laps, and blister formation from trapped moisture. Common on buildings with heavy rooftop equipment where foot traffic accelerates wear.
Built-Up Roofing (BUR)
Alligatoring surface, gravel displacement, and open blisters in the asphalt layers. These roofs are tough but aging BUR systems develop cracks that let water into the felts underneath.
Standing Seam Metal
Failed sealant at panel laps, loose fasteners from thermal cycling, and coating breakdown under Arizona UV. Low-slope metal needs reflective coating maintained or the panels corrode fast.

Common Problems We Fix
These are the flat roof repairs we handle most often on commercial properties across Phoenix.

Ponding Water
Standing water that won't drain — clogged drains, improper slope, or sagging deck. Eats through membrane if left alone.
Membrane Seam Failure
Seams pulling apart where membrane sheets meet. Heat, foot traffic, or age breaks the weld. Water gets in fast once they open.
Flashing Separation
Flashing pulling away from pipes, vents, curbs, and walls. Expansion breaks the seal over time. Most common leak source we see.
Storm Damage
Monsoon winds lift edges, tear flashing loose, drive water into gaps. We see these calls every July through September.
Coating Deterioration
Coatings chalk, crack, and wear thin under Arizona sun. Once the coating fails, the membrane underneath starts breaking down.

View Commercial Roofing FAQRepair or Replace? Here's How We Think About It.
Not every roof problem needs a full replacement — and not every repair is worth doing twice. Here's how we assess what makes sense for your building.
Repair Makes Sense When
Damage is localized — one area, one seam, one penetration. The rest of the roof is sound.
The membrane still has life. If the overall system is in decent shape, a targeted fix buys you real time.
Storm or impact damage on an otherwise healthy roof — especially if insurance covers it.
Budget isn't there yet for full replacement, and the repair genuinely holds for 3–5+ years.
Coating is worn but the membrane is intact. A recoat can add 10–15 years without a tear-off.
Replacement Makes Sense When
You're repairing the same roof every year. Repeat repairs on the same system means the system is done.
Widespread membrane failure — multiple seams, large areas of deterioration, or saturated insulation underneath.
The roof is past its expected life. A 20-year-old TPO or mod bit in Phoenix has taken serious punishment.
Moisture testing shows wet insulation. Once water is under the membrane, patching the surface doesn't fix what's below.
Energy costs are climbing. New systems with proper insulation and reflective membranes can cut cooling costs significantly.
Not sure which one you're looking at? That's what the inspection is for. We'll get on the roof, assess the condition, and tell you straight whether a repair makes sense or you're better off planning for a full replacement.

What Flat Roofs Face in Phoenix
Flat roofs in Phoenix take punishment that roofs in other climates never see. Surface temperatures exceed 160°F in summer, and the combination of UV, monsoons, dust, and daily temperature swings breaks down materials faster than manufacturer warranties suggest.

Extreme UV Exposure
Arizona's sun degrades coatings, membranes, and foam faster than almost anywhere else. Elastomeric coatings chalk and crack. TPO and modified bitumen become brittle over time.
Monsoon Wind & Rain
Summer storms bring high winds, heavy downpours, and debris. Membrane edges lift. Seams separate. Flashing around parapets and equipment curbs pulls loose. Water finds every weak point.
Dust & Drainage Blockage
Dust storms clog drains, scuppers, and gutters — leading to ponding water that accelerates membrane failure. A flat roof with blocked drainage can hold hundreds of pounds of standing water.
Thermal Expansion Stress
Daily temperature swings of 40–50°F cause materials to expand and contract constantly. Over time, this movement loosens fasteners, opens seams, and fatigues every connection point on the roof.

Flat Roof Repair Questions
Straight answers to the questions we hear most from commercial property managers in Phoenix.
How do I know if my commercial flat roof needs repair?
The clearest signs are water stains on interior ceilings, visible ponding water that sits for more than 48 hours, membrane bubbling or cracking, and flashing that's pulled away from walls, vents, or HVAC curbs.
That said, most flat roof damage in Phoenix develops well before you see interior symptoms. UV and thermal cycling weaken seams, coatings, and flashing connections gradually — by the time water is getting inside, it's been finding its way through for a while. If your commercial flat roof is over 10 years old and hasn't been inspected recently, there's almost certainly something that needs attention. The question is how much.
Why does my flat roof have standing water after it rains?
Standing water on a commercial flat roof is usually caused by clogged drains or scuppers, inadequate slope, or a sagging roof deck. In Phoenix, dust storms are the biggest contributor — they load up your drainage system between rain events, so when monsoon storms hit, water has nowhere to go.
Ponding that clears within 48 hours is generally manageable with regular drain maintenance. Water that sits longer than that is actively accelerating membrane breakdown. We see flat roofs where the same low spots have held water for years — by that point, the membrane in those areas is already failing. Clearing your drains after every dust storm is the cheapest thing you can do to prevent expensive flat roof repairs.
Can a flat roof leak be repaired, or does it need full replacement?
Most commercial flat roof leaks can be repaired if the damage is localized and the overall membrane is still in decent condition. A failed seam, separated flashing, or puncture on an otherwise solid roof is a straightforward fix that holds long-term.
Replacement becomes the better option when there are multiple leak sources across the roof, moisture testing shows saturated insulation, or the membrane has deteriorated system-wide. At that point, individual patches are just buying time. We'll tell you which situation you're in after the inspection — it's usually pretty clear once we're on the roof and can probe the seams and test for trapped moisture.
How much does commercial flat roof repair cost in Phoenix?
Commercial flat roof repair costs vary significantly based on the roofing system, the extent of damage, and whether insulation has been compromised. A single flashing repair is a completely different scope than re-seaming 200 linear feet of TPO or recoating a 15,000-square-foot foam roof.
We provide detailed written estimates after the on-site inspection, broken down by scope, materials, and labor — no ballpark guesses over the phone. If you're going through insurance for storm or hail damage, we handle the claim documentation, attend the adjuster meeting, and prepare supplements when the initial estimate falls short of actual repair costs.
How often should a commercial flat roof be inspected in Arizona?
Commercial flat roofs in Phoenix should be professionally inspected at least twice a year — once before monsoon season (May–June) and once after (October–November). Additional inspections should follow any major storm event.
Arizona's climate is harder on flat roofs than most property managers expect. A full summer of 160°F surface temperatures, monsoon wind and rain, and daily thermal cycling causes cumulative damage that doesn't always show up as a visible leak right away. Most of the emergency repair calls we get could have been caught earlier with consistent inspections. We offer commercial roof maintenance programs for property managers who'd rather stay ahead of problems than react to them.
